Another mixed-use apartment development is planned for downtown Pensacola. Pensacola-based 127 S Alcaniz St LLC has submitted plans to build a new three-story mixed-use apartment building on South Alcaniz Street in the Pensacola Historic District near Seville Square.
The development is proposed to include eight two-bedroom apartment condos and retail, restaurant, or office space on the ground floor. In contrast to the apartments currently under construction by Studer Properties and at One Palafox Place downtown, these condos would be for sale rather than rented.
127 S Alcaniz St LLC is managed by Chad Henderson, founder and CEO of healthcare real estate development company Catylsyt CRE.
“We felt like the property was underutilized and saw an opportunity to create a sense of streetscape,” said Henderson. “We’d love to develop this and better activate it for the community.”
Henderson’s company purchased the site back in April for $1.2 million. The 30,500 square foot lot includes a 3,500 square foot historic building that was once home to the Warfield Grocery store on the corner of Alcaniz and Intendencia streets. The building was built in the late 1800s and will be maintained and preserved in the proposed development.
Additionally, a 5,500 square foot building built in 1983 is being proposed for demolition.
Paying homage to the former grocery store, the development will be named The Warfield. The development is proposed to feature retail space on the ground floor and apartments on the upper two floors. A pool will be located in the rear of the development.
Dalrymple Sallis Architecture is the architect of record for the development and will seek approval from the city’s Architectural Review Board at its October 20 meeting.
