A new $14 million mixed-use development in downtown Pensacola is well underway, with foundation work on the 56,000 square foot building wrapping up in the coming weeks.
As construction moves forward, the developers of the building, to be built at 125 East Intendencia Street, are seeking updates to the structure’s design.
While the project was given final approval by city officials this summer, project architects have made modifications to the building’s exterior, including the addition of brick to the structure’s northeast corner. They are hoping to tie the project in aesthetically with the other finished or ongoing projects within the block, ultimately creating a “living street” along Intendencia Street, complete with new pavers, wide sidewalks, and extensive landscaping.
The new building will be located next to the recently completed Bear Levin Studer Family YMCA and across the street from the Southtowne development, a 258-unit mixed-use project. Studer Properties is the developer for both projects.
When complete, the office building will feature retail and restaurant space on the first floor, with Class A office space on the second through fourth floors. The Clark Partington law firm will occupy the building’s top two floors, moving from the city’s largest building, One Pensacola Plaza.
Developers said construction of the new building will create an estimated 200 local construction jobs and officials expect it to support around 100 permanent jobs once completed.
Financing for the project, handled through Smartbank, closed October 20, with Morette Construction beginning initial work the same day. The new building, designed by Bay Design Associates, is expected to be completed December 2017.
